Information for Tenants: Properties in England
Relevant lettings fees and tenant protection information for assured shorthold tenancies, tenancies of student accommodation and licences to occupy housing in the private rented sector in England
In addition to paying rent for the property you may also be required to make the following permitted payments:
Before the tenancy starts:
Holding Deposit: 1 weeks rent; and or
Deposit: 5 weeks rent(or in the case of rental income of more than £50,000 per annum 6 weeks rent; and or
Deposit replacement product fees* (payable to a third party should this option be available and the tenants preferred choice) *Groves receive a commission payment from the insurer based on a percentage of the total premium, should this option be taken.
During the tenancy:
Payments to other third parties: such as Council Tax, utilities or payments for communications services:
Default Charges: such as payments for the replacement of lost keys or interest on overdue rent; and
Tenancy Transaction Charges: such as requests to vary or assign the tenancy. Including any payments and reasonable costs associated with early termination of the tenancy.
For Managed properties only: When requested in writing by a lettings agency, referencing company or private landlord a basic reference , confirmation of tenancy, can be supplied for free this will only state if a client was a tenant and the tenancy from and to dates, no further information can or will be given. For a full reference or further information a £30 fee will be charged payable by agencies, landlords or referencing companies. We are not able to supply a reference of any form for Let only or Introduction only properties.

Only ASTs (assured shorthold tenancies), student accommodation, and licences are affected by the 2019 tenant fee ban. Company lets and non-assured tenancies are exempt. A non – refundable administration fee of 60% of one months rent plus VAT will still apply for these tenancies.
